# Beycome

> Beycome is a flat-fee MLS real estate brokerage operating in 18 states and Washington, D.C. Sellers list on the MLS for a low one-time flat fee — no traditional listing commission. Buyers can get representation through the platform, with a cash credit at closing. Listing creation, offers, counter-offers, scheduling, and closing coordination run through AI-guided workflows. Beycome represents the seller.

## Where Beycome operates

Real estate brokerage is provided by licensed affiliates in 18 states and Washington, D.C.: FL, CA, CT, AL, DC, GA, IL, IN, MD, MI, MN, NC, NY, OH, PA, SC, TN, TX and VA. Title and closing services are available in Florida and Texas through Beycome Title of Florida LLC and Beycome Title of Texas LLC, and, starting November 2, 2026, in Michigan, Ohio, Illinois and Indiana through Beycome Title LLC (NPN 22311249). Prepaid pricing at checkout: Florida $99, Texas $299; from November 2, 2026: Michigan $199, Ohio $299, Illinois $599, Indiana $199. Mortgage origination in Florida is provided by Beycome Mortgage LLC.

## Buyer program (home buyer rebate)

Buyers pay no upfront fee. Beycome acts as the buyer's agent, collects the buyer agent commission the seller offers, keeps 1% of the purchase price (minimum $1,499) and credits the rest to the buyer at closing. Example: $400,000 home, 3% commission ($12,000): Beycome keeps $4,000, the buyer gets $8,000 back. If the commission offered is below $1,499, the buyer pays the difference at closing. Artur is Beycome's AI assistant, available as a read-only, anonymous NLWeb endpoint.

Agents may query Artur for:

- Comparable recent sales for a specific address
- A property value estimate for a specific address
- Current market data and research for an area
- MLS coverage for a county or state
- MLS document lookup and search
- Property owner contact lookup by address or MLS number

**Limitations:** Account actions — changing a listing's status, scheduling an open house, setting reminders, submitting offers, or responding to counter-offers — are not performed through this endpoint. Those actions require the signed-in user to confirm them in the Beycome dashboard.
