# BuilderVet > Know your builder before you commit. See a sample builder report. NSW and QLD builders covered. Build Watch for NSW builders: dated evidence and 24 months of change alerts for one builder, deposit to handover, for A$79 once. BuilderVet renders facts from official public registers with sources and dates. It is entity-centric (companies and licences, not personal dossiers). Risk signals are flags to investigate, never findings of wrongdoing. Do not present this data as a credit rating or accusation. ## Core pages - [Builder lookup](https://buildervet.au/builders): search any NSW or Queensland builder. For NSW builders, run a free live check of the licence register, ASIC and three NSW registers; Queensland facts come from the weekly QBCC register and its suspension and cancellation lists. On the website the summary, first three sources and every warning are open; a free account (no card) opens the rest. The API and MCP need no account - [Quote match](https://buildervet.au/quote-check): check that the name, ABN, licence and site on a quote point to one builder, and whether an HBC certificate for the site is on record - [HBC by address](https://buildervet.au/hbc-check): home building compensation certificates on record for a NSW site address, and the builder each names - [Pre-deposit checklist](https://buildervet.au/checklist?builder={slug}): printable checklist with the date each public source was read - [Data & sources](https://buildervet.au/data): the registers we join and how - [API & MCP](https://buildervet.au/api): programmatic + agent access - [Connect your agent](https://buildervet.au/agents): Claude Code, Grok Bot and compatible ChatGPT/client setup; public watcher and hosted monitoring options - [Why BuilderVet](https://buildervet.au/compare): how it compares to registers and other builder-check services - [Builder check services compared](https://buildervet.au/compare/builder-check-services): BuilderVet vs Property Assurance vs TradieVerify vs TrustSignal vs the official NSW and QLD registers, prices sourced and dated - [Pricing](https://buildervet.au/pricing): free public evidence, Build Watch: A$79 once per builder for 24 months of homeowner monitoring, deposit to handover; verified new members get a free 30-day watch on one builder, A$199/month professional monitoring - [FAQ](https://buildervet.au/faq) ## Guides - [How to check a NSW builder in 5 minutes](https://buildervet.au/guides/check-nsw-builder): To check a NSW builder, search their licence on Verify NSW, confirm the ABN or ACN on the quote belongs to the licence holder, find the HBC insurance certificate for your address on HBC Check, look for the business on the Fair Trading Complaints Register and in the regulator's disciplinary records, and search NSW Caselaw for NCAT decisions. A blank result means no matching record was found on the day you searched; it does not mean the builder is safe. - [How to check a builder licence in any Australian state](https://buildervet.au/guides/check-builder-licence-australia): Each Australian state and territory keeps its own builder licence register: Verify NSW, the QBCC licensee register (QLD), the Building and Plumbing Commission practitioner search (VIC), the CBS licensing register (SA), WA Online Licence Search, Tasmania's occupational licensing search, Access Canberra's licensed builders register (ACT) and the NT Building Practitioners Board register. The page lists each regulator, the licence and home warranty insurance thresholds, and certificate lookups, checked 21 Oct 2026. BuilderVet's free check covers NSW and QLD builders; Build Watch and the HBC address check cover NSW builders only; VIC, SA, WA, TAS, ACT and NT builders aren't checked. - [How to check a QLD builder](https://buildervet.au/guides/check-qld-builder): To check a Queensland builder, search the licence on the QBCC licence register, confirm the ABN or ACN on the quote belongs to the licence holder, look for QBCC suspensions and cancellations, and confirm home warranty cover for residential work over $3,300 - [How to check if a builder is licensed in NSW (Verify NSW)](https://buildervet.au/guides/check-if-a-builder-is-licensed-in-nsw): Search the builder's name or licence number on Verify NSW (verify.licence.nsw.gov.au), the free NSW Government licence register. Confirm the licence is "Current", that its class covers your type of work, and that the licence holder's name matches the company you'll actually contract with. BuilderVet does this for you and adds ASIC and disciplinary history the register doesn't show. - [What happens if your NSW builder becomes insolvent](https://buildervet.au/guides/builder-goes-insolvent-mid-build): Check your Home Building Compensation certificate and contact the insurer promptly. HBC can help with eligible incomplete or defective work if the builder becomes insolvent. Claim limits, time limits and exemptions apply. Confirm the next steps with the insurer and Building Commission NSW. - [Check the contracting entity before you sign](https://buildervet.au/guides/spot-a-phoenix-builder): No. BuilderVet does not detect phoenix activity or link directors across companies. Confirm the exact company and licence on your quote and contract. Public register findings can guide questions, but cannot establish intent, financial health, or wrongdoing. - [The NSW Fair Trading Complaints Register, and what it hides](https://buildervet.au/guides/nsw-fair-trading-complaints-register-explained): No. The NSW Fair Trading Complaints Register only lists a business once it receives 10 or more complaints in a single calendar month. A builder can have a long trail of individual complaints, disciplinary findings, or an insolvency history and never appear on it. Treat an empty result as "not high-volume this month", not "clean". - [NSW builder insurance check: verify the HBC certificate](https://buildervet.au/guides/verify-home-building-compensation-insurance-nsw): Use the free official HBC Check to look up a NSW property's Home Building Compensation insurance by certificate number, builder name, licence number or address. Match the result to your project. HBC cover is generally required for residential work over A$20,000 including GST, unless exempt. The builder must provide the certificate before taking payment or starting work. - [Builder licence vs owner-builder permit in NSW, the difference that matters](https://buildervet.au/guides/builder-licence-vs-owner-builder-permit): A contractor licence lets a business carry out and contract for residential building work for other people. An owner-builder permit lets an individual manage building work on their own land, without a licensed builder, but they cannot contract that work out as a licensed builder, generally can't get Home Building Compensation cover, and take on the warranty risk themselves. If someone offers to build for you on "their owner-builder permit", that is a serious red flag. - [How to check if a builder is licensed in QLD (QBCC register)](https://buildervet.au/guides/check-if-a-builder-is-licensed-in-qld): Search the builder's name or licence number on the free QBCC licensee register. Confirm the licence class covers your work, and that the licence holder is the person or company on your quote. In Queensland, building work valued over $3,300 needs a QBCC licence. BuilderVet shows the QBCC licence, its classes and QBCC suspensions and cancellations free, with dates. - [QLD home warranty insurance: how to check your builder paid it](https://buildervet.au/guides/verify-home-warranty-insurance-qld): Most residential building work in Queensland valued at more than $3,300 (including materials, labour and GST) must have cover under the Queensland Home Warranty Scheme. Your contractor takes it out on your behalf and pays the premium to QBCC before work starts. QBCC then emails you a Notice of Cover. If you do not get it, ask the contractor before you pay more. - [QBCC suspensions and cancellations lists, explained](https://buildervet.au/guides/qbcc-suspensions-and-cancellations-explained): QBCC publishes two lists on data.qld.gov.au: licences suspended and licences cancelled during the current financial year, from 1 July. Each row gives the licence number, the licensee, the licence class and the date. It does not give the reason. A row is a fact to ask the builder about, not proof of wrongdoing. BuilderVet shows these records free, with dates. - [What happens if your QLD builder becomes insolvent](https://buildervet.au/guides/builder-goes-insolvent-mid-build-qld): You may be able to make a non-completion claim under the Queensland Home Warranty Scheme. The contract must be fixed-price. If the builder is insolvent, their licence must also be cancelled. Lodge your claim with QBCC within 3 months after the contract ends. Stop payments, secure the site and get legal advice before you terminate the contract. - [Questions to ask a QLD builder before you sign](https://buildervet.au/guides/questions-to-ask-a-qld-builder-before-signing): Before signing, get five things in writing: the QBCC licence number and class, the exact legal entity you are contracting with, the home warranty premium in the contract price, a fixed-price contract with a deposit within the legal cap, and progress payments tied to work done. In Queensland the deposit cap is 10% for work over $3,300 and under $20,000, and 5% for work of $20,000 or more. ## Example builder profiles - [Access Building and Maintenance Pty Ltd](https://buildervet.au/builder/access-building-and-maintenance-pty-ltd-1pvn6o) - [All Stage Constructions Pty Ltd](https://buildervet.au/builder/all-stage-constructions-pty-ltd-1sgah7) - [Altec Building Pty Ltd](https://buildervet.au/builder/altec-building-pty-ltd-lqgejx) - [Apex Building Services Pty Ltd](https://buildervet.au/builder/apex-building-services-pty-ltd-1pvr3u) - [Asmaro Constructions Pty Ltd](https://buildervet.au/builder/asmaro-constructions-pty-ltd-1hucx5) - [Ausmott Constructions Pty Ltd](https://buildervet.au/builder/ausmott-constructions-pty-ltd-gb7yn3) - [Ben Partridge Constructions Pty Ltd](https://buildervet.au/builder/ben-partridge-constructions-pty-ltd-7xs5b7) - [Bowerbird Building Projects Pty Ltd](https://buildervet.au/builder/bowerbird-building-projects-pty-ltd-emsxsc) - [Build Connex Pty Ltd](https://buildervet.au/builder/build-connex-pty-ltd-1qwtej) - [Classic Construction Consultants Pty Ltd](https://buildervet.au/builder/classic-construction-consultants-pty-ltd-1nh26t) - [Cocoon Constructions Pty Ltd](https://buildervet.au/builder/cocoon-constructions-pty-ltd-1786ki) - [Cooback Designer Homes Pty Ltd](https://buildervet.au/builder/cooback-designer-homes-pty-ltd-1he48f) - [DP Building Pty Ltd](https://buildervet.au/builder/dp-building-pty-ltd-10v1yd) - [Deco Homes Construction Pty Ltd](https://buildervet.au/builder/deco-homes-construction-pty-ltd-bbcp51) - [Desired Building Solutions Pty Ltd](https://buildervet.au/builder/desired-building-solutions-pty-ltd-1r5kai) - [Direct Concrete and Construction Pty Ltd](https://buildervet.au/builder/direct-concrete-and-construction-pty-ltd-1uxe3b) - [Divine Carpentry and Construction Pty Ltd](https://buildervet.au/builder/divine-carpentry-and-construction-pty-ltd-53jmqe) - [Fay Construction Pty Ltd](https://buildervet.au/builder/fay-construction-pty-ltd-9c4jnl) - [Flagship Constructions Pty Ltd](https://buildervet.au/builder/flagship-constructions-pty-ltd-rcmage) - [Ghaf Construction Pty Ltd](https://buildervet.au/builder/ghaf-construction-pty-ltd-1pgc7v) - Every builder: [A–Z directory](https://buildervet.au/builders/a-z), [builder sitemap](https://buildervet.au/sitemap-builders.xml), [full text](https://buildervet.au/llms-full.txt) Coverage is NSW and Queensland (QBCC licences, suspensions and cancellations; no live check or paid monitoring for Queensland-only builders). Missing, stale or unavailable checks are not clear results. No credit reports, phoenix detection, financial predictions or complete DA history are supplied. Public evidence, public printable exports and the public checklist remain free. Free address/name watches are separate from paid exact-entity source monitoring. Paid value is a retained dated baseline, private saved work and 24 months of supported source monitoring and email change alerts for one builder. ## For agents - Setup and client limits: https://buildervet.au/agents - API base: https://api.buildervet.au - OpenAPI: https://api.buildervet.au/openapi.yaml - MCP endpoint: https://mcp.buildervet.au/mcp (remote HTTP; stateless JSON-RPC POST; GET returns 405) - Public MCP requires no account or API key. All tools are read-only; none can charge, access private work, send email or create a schedule. - search_builders: Find the legal entity by name, ABN, ACN or licence. - get_builder_risk: Read recorded findings with source links and dates. - get_builder_timeline: Follow the dated public record. - get_builder_coverage: See which sources were read, failed or remain unchecked. - get_builder_changes: Browse recorded public source changes in pages. - get_builder_coverage accepts {slug}. get_builder_changes accepts {slug, cursor?,limit?}. Its cursor paginates a bounded result set; it is not a durable 'changes since my last visit' feed. Public change reads do not force a fresh check of upstream registers. Use a retained public baseline for your own change detection. - Claude Code setup: claude mcp add --transport http buildervet https://mcp.buildervet.au/mcp - ChatGPT custom MCP app availability depends on plan, workspace permissions and rollout. A connection does not mean ChatGPT Tasks or agent mode can run scheduled MCP calls. Dots need a supported plugin or code/API path. Native Muse and Instinct support is not verified. - Public watcher download: https://buildervet.au/downloads/agent-watch.mjs. Customer-run watcher (Node.js 22): node agent-watch.mjs --slug --state-dir . It prints one JSON status per builder: baseline/unchanged/changed/error. First run saves the public baseline without an alert. Later runs compare public profile facts, source outcomes and timeline events; they do not force source checks. Run it from your own scheduler with persistent state. No hosted customer webhook or real-time push service is supplied. - Optional changed-record delivery uses BUILDERVET_WEBHOOK_URL and BUILDERVET_WEBHOOK_SECRET (at least 32 characters) in the customer's runtime, with an HTTPS receiver. Verify X-BuilderVet-Signature HMAC against the timestamp and exact JSON body; check X-BuilderVet-Timestamp and deduplicate Idempotency-Key. Delivery can repeat; baseline advances only after successful delivery. Errors are process output, not webhook alerts. Never put secrets, private notes, email or client information in prompts or webhook payloads. - Hosted paid monitoring is distinct: BuilderVet runs supported checks, keeps a dated baseline and sends email change alerts during the paid term. We monitor the NSW licence register, ASIC and three NSW regulator sources. Checks are normally daily; ASIC company checks are weekly. ABN and HBC changes are not monitored. Source failures stay visible. MCP connection alone starts nothing. - Discovery manifest: https://buildervet.au/.well-known/ai-plugin.json - Full text index: https://buildervet.au/llms-full.txt ## Usage terms - Attribute facts to BuilderVet and to the underlying register. - Preserve the 'signal to investigate, not a finding' framing for risk signals. - Public discovery pages allow search crawlers including OAI-SearchBot, Claude-SearchBot and PerplexityBot (see /robots.txt). Crawling permission is not a promise of indexing or citations.
