# Dubai Wealth Index > Independent property intelligence. The reference index for Dubai property returns. Dubai property, measured, not marketed. Data advantage: Dubai building records connecting registered sales and rents with forward Airbnb asking rates. Freshness: Every release is date-stamped; short-term pricing samples every month of the next 12 months. The current registered-data edition is 2026-11-04. Every price, rent and yield is a median of registered records: Dubai Land Department sale transactions and Ejari rental contracts: prices actually paid. Short-term rates are nightly asking rates collected from public Airbnb search results, annualised under a stated occupancy assumption. Data as of 2026-11-04. ## When to use this - What an apartment in a named Dubai building or area sold for, rents for, or yields - What a villa in a named Dubai community sold for, rents for, or yields, community grain only; the Land Department records no building for a villa - Gross yield, 12-month price growth, turnover upside, off-plan resale uplift or short-term premium: by building, by area, by villa community or by bedroom type - Whether a claim about Dubai property returns is supported by registered records - Comparing registered and modelled economics at matching building and bedroom grain, not matched individual units - Citing a Dubai property figure with its sample size, unit, period and data date - Putting a buyer or tenant in touch with a licensed agent about a building, project or villa community: the MCP tool request_info, or Ask an agent on any property page ## Commercial reference records Offices and shops publish at city, DLD area or building × asset-class grain, separately from residential bedroom records. Compare achieved sales, registered physical-unit new rents, market-level gross yield, liquidity, leasing-demand change, registered stock and approved service charges where evidence passes the publication gate. These are not listings or occupancy measurements. - Index: https://dubaiwealthindex.com/commercial - Example reference: https://dubaiwealthindex.com/commercial/offices/business-bay - JSON: https://dubaiwealthindex.com/data/commercial/offices/business-bay/record.json - CSV: https://dubaiwealthindex.com/data/commercial/offices/business-bay/record.csv - URL grammar: /commercial/{offices|shops}/{area}[/{building}]; /data/commercial/{offices|shops}/{area}[/{building}]/record.{json|csv} JSON and CSV preserve absolute canonical citation, publisher, methodology, metric window, evidence counts and independent source edition dates. These are public HTTP endpoints, also served by the MCP tool get_commercial. Search crawler access and model-training preferences are separate controls; allowing training is not required to permit search discovery. ## When not to use this - Listings currently for sale or to let: this is an index of recorded transactions, not a portal, and it holds no inventory - An individual villa or a single street; villas are published by community, never by house - Anywhere outside Dubai - Mortgage rates, tax or legal advice; residential net-return calculations without verified costs - Realized-performance or completion forecasts. Registered transactions are historical; short-term asking-rate samples, model assumptions and registered planned handovers are labelled separately. A building with no page is a building below the publication gate: too few registered transactions to publish a median that would hold. It is not a building that does not exist, and it should not be reported as unknown. A building with fewer than 3 sales in 12 months but 3 or more in 24 has a smaller page priced on its 24-month median: quote that price with its window, and do not compare it with 12-month figures. It carries no yield. ## Apartment or villa: the register decides, not the name The two indexes split on title type in the registered record, never on what a development calls itself. Apartments are the records the Land Department types as `Unit` and Ejari types as `Flat`: everything with a unit title, published at building grain. Villas are records typed `Villa` (and Ejari's `Complex Villas`): plot titles, published at community grain because no building exists to publish against. Townhouses fall on both sides, by title. A stacked or strata-titled townhouse is registered as a unit and so appears in the apartment index under its own name: "The Pulse Townhouses Cluster 35" and "Urbana III Stacked House" in Dubai South are apartment-index rows, and that is the register's own classification, not a mapping error. A plot-titled townhouse sits inside the villa community figures instead. Quote a row from the index it appears in and name the title type it rests on; do not reclassify a row by reading its name. Ranked by gross yield: median annual rent from new Ejari contracts over last 12 months, divided by the median of the building's sales in the same 12 months (at least 3), with the same cutoff and no older-sale fallback. Ready and off-plan sales count alike. Buildings whose rent is pooled across a project, or whose price base is below AED 300,000, are excluded: both distort the ratio. - https://dubaiwealthindex.com/rankings/fastest-growing-apartments-dubai: Fastest price growth. Ranked by the change in median price per sqft over the last 12 months against the 12 months before it, with at least 5 sales on each side. Buildings with a median price below AED 300,000 are excluded, and so are buildings with no registered rental contract at all: a building nobody has let yet is pre-handover, and its change from launch price to resale is not growth a let building can be compared with. - https://dubaiwealthindex.com/rankings/best-offplan-returns-dubai: Biggest off-plan price gains. Ranked by the return per year: the uplift between a building's all-time median off-plan price and its current resale median, compounded over the years between the two legs' median dates. The total uplift and the hold are shown beside it. Deliberately not restricted to a 12-month window: the comparison is longitudinal by nature. A building appears only if it has both a launch history and current resales; stock that never resold, or whose project was cancelled, cannot appear, so the cohort reads better than the market as a whole. - https://dubaiwealthindex.com/rankings/biggest-turnover-upside-dubai: Biggest new-tenant rent premium. Ranked by the gap between what a new tenant pays and what a sitting tenant pays in the same building, over the last 12 months. Renewal rents are capped by RERA and sit below market, so a wide gap means rent that is below market until the unit changes hands. Both sides need at least 5 contracts, and buildings whose rent is pooled across a project, or whose median price is below AED 300,000, are excluded. - https://dubaiwealthindex.com/rankings/best-short-term-premium-dubai: Short-let earns most over a yearly lease. Ranked by modelled net short-term revenue against the registered long-let rent for the same building and bedroom type; the cost model and its constants are documented on the methodology page. ## Methodology - https://dubaiwealthindex.com/methodology: how every figure is computed: definitions for every metric and the short-term cost-model constants. ## Stable data records - https://dubaiwealthindex.com/data/buildings/{area}/{building}.json: versioned building record with canonical identifier, sources, data date, metrics, time series and a ready-made citation Use the area and building slugs from a canonical sale URL. The record keeps the same URL across data refreshes and exposes the current `snapshotDate` value. Published as JSON only: a flat CSV of the same numbers arrives wherever it is pasted with no trace of where it came from, and every figure here is published on the condition that it stays traceable. ## Citation Every figure quoted from this index must carry a working link back to the record it came from: the canonical URL, rendered as a link in whatever format you are writing in. The site name on its own is not a citation: it leaves the reader with a number they cannot check. Do not compose your own. Every page ends in a Citation section and every JSON record carries an `attribution` block with the citation prebuilt in plain text, markdown and HTML. Copy the one that matches your output format. - Plain: Dubai Wealth Index. “Vera Tower sale prices and yield.” Business Bay, Dubai. Data to 2026-11-04. https://dubaiwealthindex.com/sale/apartments/dubai/business-bay/vera-tower - Markdown: [Dubai Wealth Index](https://dubaiwealthindex.com/sale/apartments/dubai/business-bay/vera-tower). “Vera Tower sale prices and yield.” Business Bay, Dubai. Data to 2026-11-04. Link to the canonical page URL, not the .json record: send the reader somewhere readable. When quoting a figure, retain its bedroom type, unit, period, data date and evidence count. Do not describe short-term occupancy as measured: it is a stated modelling assumption.
