# Lettance > Lettance is landlord-operated AI letting software for rented homes in England. It brings tenant messages, repair preparation, rent records and approved reminders, certificates and a registration-information pack into one workspace. Landlords can connect their own AI to saved home records through authenticated MCP, ask what needs attention and record reported facts. Consequential correspondence and workflow proposals retain their specific landlord approvals. Free public tools check licensing and cited rules and build a dated rental plan. Licensing research covers 293 of 296 councils across England, including all 33 London councils. This is information, not legal advice. Councils change their schemes, so check the council's own link before acting. ## Key pages - [Lettance](https://lettance.com/): the landlord-operated workspace and how to connect your own AI. - [Address check](https://lettance.com/check): enter a postcode to see the rules for that rental. - [Rental plan](https://lettance.com/plan): a free, dated plan of one home's duties for the next 12 months, from its postcode and the landlord's answers, with a calendar file. Each plan has its own address. Query: ?postcode=SW9+7AA&let=now&start=2025-06-01&gas_check=2025-12-10 (every answer is optional; the same parameters work on https://lettance.com/api/v1/plan, the plan_rental MCP tool and https://lettance.com/api/v1/plan/calendar). - [The rules](https://lettance.com/rules): 78 rules for landlords in England, grouped by topic, each linked to its legal basis. - [Letting a home, step by step](https://lettance.com/letting): the main letting rules in the order a landlord meets them, from getting the home ready to the end of the tenancy. - [Free postcode licence check and council directory](https://lettance.com/councils): start with an English postcode to check mapped licensing schemes. Licence schemes and original sources are available only for the 293 of 296 English councils researched so far. Local scheme coverage is incomplete; consult your council if its schemes are not mapped. This is not a search of issued-licence registers. - [London](https://lettance.com/london): licensing for all 33 London councils in one table. Installing it does not grant account access. - [Landlord register](https://lettance.com/register): planned Private Rented Sector Database windows by region, the announced £65 annual fee per property and what to prepare. The regulations are still in draft; dates and fees may change. - [Free tools](https://lettance.com/tools): free date calculators for landlords, using the same code as the app. Each answer has its own address, so it can be linked or fetched. - [Rent increase date](https://lettance.com/tools/rent-increase-date): Work out the earliest date a new rent can start under a Form 4A section 13 notice in England, from the tenancy start, the last increase and the rent period. Query: ?postcode=SW9+7AA ## Lettance pricing £29 per home per month. A subscription for 3 homes costs £87 each month. Prices are GBP; no VAT is added. There is no percentage of rent and no annual plan for new purchases. Each paid home adds 100 assistant requests and 20 document reads per calendar month. The account shares these allowances; they reset on the first day of the month (UTC). There are no automatic overage charges. Reaching an allowance pauses new reads or questions. Landlord-operated software for tenant messages, repair instructions, rent records and reminder drafts, certificates and a registration-information pack. You review the wording and instruct consequential actions. A saved draft sends nothing. Lettance does not find tenants, do viewings, inspections or key handovers, collect rent, hold deposits or give legal advice. It is not an emergency response service. Choose 1 to 100 paid homes before reviewing the total recurring charge. Additions and reductions require a fresh Stripe proration preview and explicit confirmation. Saving or deleting a property does not change a subscription or its quantity by itself. If paid capacity falls below the number of saved homes, the oldest homes remain editable up to the paid limit; the rest remain readable and exportable. Existing Landlord and Portfolio subscriptions keep their agreed prices and allowances until the customer explicitly changes them. These legacy packages are not offered for new purchases. Accepted contracts remain frozen. Cancel renewal in Settings at any time; access continues to the end of the paid period. Saved records remain readable and exportable after the plan ends. On your first subscription, ask within 14 days for a full refund of the first payment; this ends the subscription. Statutory rights are unchanged. Public postcode checks, council and rule references and public data tools remain free. An account alone does not authorise a charge. External AI services may have separate charges; direct account MCP calls do not consume in-app assistant allowance, but account authority and rate limits still apply. - Pricing and launch availability: https://lettance.com/pricing - Terms: https://lettance.com/terms - Privacy: https://lettance.com/privacy ## Rules ### Safety - [Annual gas safety check by a Gas Safe registered engineer](https://lettance.com/rules/gas-safety-annual-check): Every gas appliance and flue you provide must be safety-checked by a Gas Safe registered engineer within 12 months of installation and then at least every 12 months, and within the 12 months before any new tenancy starts. Its seven read-only tools are check_address, search_rules, get_rule, council_licensing, plan_rental (a dated plan of what a home needs over the next 12 months), compare_addresses (2 to 4 postcodes side by side, every field with its source, licence and dates) and area_market (local rent and sale price context from a dated ONS and HM Land Registry snapshot, under the Open Government Licence v3.0). See https://lettance.com/developers for setup in each assistant and TypeScript examples. No account, EPC records, documents, tenancy or repair data is exposed. Free use is limited to 120 requests per IP address in 10 minutes; a comparison counts once per postcode, and HTTP 429 carries Retry-After. Landlords with a paid Lettance plan can connect their own AI at https://lettance.com/mcp/account (stateless Streamable HTTP, OAuth 2.1 with PKCE or a personal access token from Settings). Its 18 tools are list_homes, home_status, whats_due, home_documents, register_answers, possession_dates, rent_increase_dates, record_check, update_repair, record_rent_payment, repair_status, renewal_status, start_renewal, check_address, plan_rental, search_rules, get_rule and council_licensing. Private results belong only to that landlord's homes. home_documents returns stored findings, not original files. The last five tools are public reference lookups, also available without a paid plan on the public server. Discovery: https://lettance.com/.well-known/oauth-protected-resource/mcp/account. Account scope homes:read permits reading; homes:write includes reading and the four write-scoped tools. record_check directly records landlord-reported Legionella, furniture or HMO management checks; record_rent_payment directly records rent the landlord says arrived. Both add evidence and must use facts the landlord supplied. Repeating a rent payment can create another record. update_repair and start_renewal prepare confirmation cards only: the signed-in landlord must confirm in Lettance before records change or a renewal starts. No account MCP tool sends tenant or contractor messages, approves rent reminders, submits registrations or serves notices. Account calls require a paid plan and are limited to 300 requests per connection every 10 minutes. Connections can be revoked in Settings. The free REST API serves public reference data only as JSON, with no key: GET https://lettance.com/api/v1/check?postcode=SE15%205BA&household=single, https://lettance.com/api/v1/compare?postcode=SE15%205BA&postcode=SW6%201HS, https://lettance.com/api/v1/area-market?postcode=SE15%205BA, https://lettance.com/api/v1/councils, https://lettance.com/api/v1/councils/{slug}, https://lettance.com/api/v1/rules?q=gas%20safety, https://lettance.com/api/v1/rules/{id} and https://lettance.com/api/v1/plan. JSON answers carry meta.sources and meta.coverage. GET https://lettance.com/api/v1/plan/calendar returns an iCalendar file. These routes neither read nor change private account records; account access uses MCP. The OpenAPI 3.1 description is https://lettance.com/openapi.json. Every rule, council and region page has a Markdown copy at the same address plus .md, for example https://lettance.com/rules/gas-safety-annual-check.md, https://lettance.com/councils/southwark.md, https://lettance.com/regions/west-midlands.md and https://lettance.com/london.md. Preserve rule status (in_force, confirmed_future or proposed), legal_basis, scheme source_urls, confidence, researched_at, verified_at and open_questions. Research dates are snapshots, not a freshness guarantee. A postcode identifies a ward/location, not a precise property boundary; a licence result of check or an unresearched council needs verification with the council.
