# SENTINEL API and MCP > Washington real-estate tools for software and compatible AI assistants. > Deterministic closing math, county property facts, dated market context, > seller scenarios and structured seller packets. ## Start here - [Developer guide, live calculator, setup and pilot](https://sentineliq.net/developers) - [Connect an AI agent: MCP address and free 7-day trial, no card](https://sentineliq.net/mcp) - [Developer sign-in and trial account](https://sentineliq.net/developers/login) - [API keys and usage](https://sentineliq.net/developers/console) - [OpenAPI document](https://app.sentineliq.net/api/v1/agent-api/openapi.json) - [Developer terms](https://sentineliq.net/developers/terms) - [Privacy policy](https://sentineliq.net/privacy) ## Tools Sixteen tools are available over keyed REST and MCP: wa_reet, wa_net_sheet, nwmls_deadlines, wa_property_lookup, wa_permit_history, wa_sale_history, wa_site_context, wa_local_context, wa_market_trends, wa_market_snapshot, wa_compare_seller_scenarios, wa_compare_offers, wa_monthly_payment, wa_seller_packet, wa_research_packet and wa_property_changes. REST and MCP share calculation and service engines. Keyed REST routes begin https://app.sentineliq.net/api/v1/agent-api/v1/. The GET routes are property, permit-history, sale-history, site-context, local-context, market-trends and market. The POST routes are reet, net-sheet, deadlines, seller-scenarios, offers/compare, monthly-payment, seller-packet, research-packet and property-changes. Authenticate with Authorization: Bearer agk_.... The three public calculators need no account: - POST https://app.sentineliq.net/api/v1/public/reet - POST https://app.sentineliq.net/api/v1/public/net-sheet - POST https://app.sentineliq.net/api/v1/public/deadlines Public MCP: https://app.sentineliq.net/api/v1/mcp/public (three calculators). Keyed MCP: https://app.sentineliq.net/api/v1/mcp (all fourteen tools). Remote HTTP MCP support varies by client. There is no OAuth sign-in flow. Use each client's correct configuration format and protected credential settings. ## Data and output boundaries Start one workflow: https://sentineliq.net/developers/start Interactive synthetic evidence demo: https://sentineliq.net/developers/workflows#sample Public integration starter: https://sentineliq.net/examples/sentinel-research-starter.zip Research packets separate exact identity, reported facts, calculations, conflicts, unknowns and references. Compact and full projections keep the same claims, qualifications and required notices. Match references to the exact subject and field. Packet generation time cannot establish source observation time. A permit observation date cannot date an assessor fact. Hash references are not independently signed source attestations. Caller-supplied coordinates remain independent, unverified point context, not a parcel geocode. Permit sources cover Seattle, Everett and the covered Pierce County jurisdiction; county coverage does not include every incorporated city's permits. Captured changes and as-of views begin at the first immutable capture. An initial capture is a baseline, not newly performed work. Missing history does not mean no permits or changes. Each successful history page is an answer. Source permission and identity gates apply before returning records. Site context includes supported FEMA and WGS mapping. Local context includes dated ACS housing estimates, scheduled Metro bus boarding stops and supported OSPI language-program records. They do not establish property safety, transit travel times, attendance boundaries or school quality. Preserve source-specific scope, dates, unavailable sections and all required notices. Property records cover King, Pierce, Snohomish and Whatcom counties per address. REET county-rate assumptions cover eleven counties, separately from property record coverage. Historical cached building attributes may include earlier enrichment and are not independently verified field by field. An interior_provenance_status of not_recorded means that field-level source tracking was not recorded; preserve provenance_note when presenting the data. Known portal backfills are omitted (portal_suppressed), and current listing overrides are replaced with cached property values. County attribution is not proof of each building attribute's source. Missing values remain null. Owner names, mailing addresses, absentee classifications and equity estimates are excluded. There is no bulk export, area enumeration or lead feed. Listing status, price and related fields are returned only for a matched licensed listing already on file. Null means no licensed listing on file, not that the property is off market. Listing links, photos and portal AVMs are not returned. Market snapshots include their source period and freshness warning. Stale observations are historical context. Seller packets combine supplied scenarios with optional property/market sections and return report_markdown, structured results, gaps and provenance. They are not appraisals or CMAs and do not fetch comparable sales. These tools do not send messages or change customer records. For seller scenarios and packets, omitted or null mortgage_balance and concessions mean unknown; explicit 0 means no payoff or seller credits. Preserve the proceeds label and known-value flags. Scenario deltas have a nullable amount and comparable flag; do not turn a null difference into zero. Offer differences can be compared with an unknown shared payoff when all seller credits are known, but comparison_basis is then before_mortgage_payoff, not final seller cash. Unknown credits suppress the offer spread and ranking. Calculations are estimates under explicit assumptions, not legal, tax, financial or professional advice. Preserve relevant disclaimers and attributions marked required when displaying output. ## Access Public REST calculators: 60 requests/minute and 5,000/day per public client IP. Public MCP calculators: 60 requests/minute and 500/day per public client IP. Trial keys: 25 lifetime successful answers. Paid access: 2,000 successful answers per account per rolling 24 hours, shared across REST, MCP and all keys; 60 requests/minute per key and five active keys. Existing paid accounts retain their API access. Failed requests, not-found misses and identity checks do not consume answers. Unavailable research is free; a useful partial packet counts as one answer. Optional rolling-day and UTC-calendar-month answer caps apply across all keys and both transports. Zero pauses answer executions; discovery and account controls remain available. A cap can only reduce existing plan entitlements. Your AI runs in your own client and its provider bills separately. Sentinel does not resell an internal CLI or include hosted inference in this offer. GET /api/v1/agent-api/v1/whoami is a free identity and usage check. The console shows the account's trial end and daily allowance. New accounts get a free 7-day trial with no card; then Sentinel Connect is $29 a month. The $250 integration pilot covers 30 days, one agreed API or MCP workflow, one developer account with up to five integration keys, setup help and a success check. The pilot is a one-time payment and does not renew automatically. Checkout is offered only when payment setup is available; otherwise request setup from the founder. Published per-account limits apply. These are integration keys, not user seats. Contact hello@sentineliq.net.
